Florida and the rest of South Florida are highly vulnerable to flooding, even outside of official AE/VE flood zones. How much does flooding cost in Florida?
The price depends on the flood zone where your home is located. To check yours, you can consult the FEMA map at msc.fema.gov.
- Zone X (low risk): $300-500/year. Most of Central Florida (33012, 33013, 33015) is in Zone X.
- AE/AH Zone (moderate risk): $600-900/year. Areas near canals and parts of Florida Gardens
- VE Zone (high risk, coastal): $1,200+ per year. More common in Miami Beach and coastal areas

NFIP vs Private Flood Insurance
You have two big options:
NFIP (FEMA): The federal program. It has existed since 1968. Maximum coverage: $250,000 for dwelling + $100,000 for contents. Rates are regulated by the government.
Private flood: Private companies (Neptune, Wright Flood, Selective, etc.) offer flood insurance. Unlimited coverage, often cheaper than NFIP, and faster claims processing.
For Florida homes valued between $350K and $700K, private flooding is almost always 15-30% cheaper than NFIP. And if your home is worth more than $250K, NFIP will still fall short on dwelling costs—you'll need private flooding to make up the difference anyway.
The elephant in the room: What if the NFIP falls apart?
The National Flood Insurance Program's federal authorization expired on September 30, 2026Congress must vote to reauthorize the program before that date. Without reauthorization, the program cannot issue new policies or renew existing ones.
This has happened before (2010, 2018), and it's always reauthorized at the last minute. But the reality is that there's uncertainty. If you depend entirely on NFIP, and Congress doesn't vote in time, you could lose your coverage.

- At least 30 days before renewal, quote the flood (NFIP + private)
- Request coverage that matches or exceeds your dwelling coverage
- Activate the policy BEFORE renewal to prevent lapse
- Citizens passes the flood test upon renewal
